Guanatopia, Costa Rica 12% Return

Guanatopia is a major beach front development in Costa Rica on the Papagayo Bay. Three hotels, 400 branded residences, golf course, and a tennis and pickle ball facility, as well as yoga center.

ResClub LLC, Guanatopia LLC USA, and Guanatopia, SA Costa Rica, and affiliates will develop a master-planned resort community utilizing LEED Certified methods, that includes two major branded luxury hotels with branded residences, a ResClub Resort and Residences, PGA Golf Course, Tennis courts, an indoor air-conditioned Pickle Ball facility with stadium seating, and a yoga retreat.  There will also be an organic farm that supplements the area school lunch programs for the public schools.

The property has been designed and will be developed for whole ownership investments and as part of the ResClub Membership Program. Specifically, for the properties that will be part of the ResClub Membership Program, additional revenue will be generated through short-term rentals via a large international property management company as well as various revenue streams.

Investors in this first offering will be given a sneak preview and presale discounted pricing as priority buyers of the whole ownership ResClub homes.

As a Short-Term investor looking for maximum yield, this offering within ResClub provides an opportunity with a minimum investment of $500.00 to benefit from a 24 month-term garnering a high-yield 12% return per annum, payable over dividend payments over 24 months.  

Use of Proceeds

Proceeds received from this agreement are exclusively for and secured by the purchase of the subject property. The property has been designed and will be developed for the usage of short-term vacation rentals and/or as part of the ResClub Membership Program. Company reserves the right to substitute purchase of equal to or higher value to Company and Subscriber if the opportunity exists. 

Ownership Structure & Rights of Securities

The Purchased Units, when issued, sold, and delivered in accordance with the terms hereof for the consideration expressed herein or therein, will be duly and validly issued and fully paid and non-assessable.  Investment is secured by the subject land.


Risks & Disclosures

When considering the risk factors and other considerations described below, prospective purchasers should understand that the proceeds from investments of will be used to acquire real estate, and the Membership Rights and Returns that may be payable there under will therefore depend to some extent on the Company’s ability to procure a sufficient number of subscriptions be able to confer the benefits contemplated by the program. The following discussion of real property with respect to the Company and the attendant risks should be read to include the Company’s interest in the real property and investorss indirect dependence on such real property with respect to their Returns, as well as their ability to use and enjoy such real property.
